Pre-Acquisition Property Assessment

What the building survey doesn't tell you

Independent assessment of building systems, land conditions, and climate resilience for international buyers acquiring properties in south of France.

Expert assessors evaluate structure and code compliance. I evaluate performance, site conditions, and how this property responds to the climate it sits in.

Building systems meet site systems

Most pre-purchase assessments examine the building. I examine the building in relation to where it sits.

Thermal performance depends on microclimate and solar orientation. Water systems depend on aquifer health and regional patterns. Wildfire exposure depends on vegetation management and wind corridors. Energy costs depend on passive strategies as much as insulation quality.

These aren't separate concerns. They're the same assessment.

01

Building Performance

Structure, systems, materials, energy performance. Not just current condition, but how the building will age and what operating costs look like over 20-30 years.

02

Site Conditions

Microclimate, solar access, wind patterns, water availability, soil health. The ecological systems that determine how comfortable this property is to inhabit and how expensive it is to maintain.

03

Climate Resilience

Wildfire exposure, flood risk, drought vulnerability, heat stress. Not insurance checkbox compliance, but actual adaptive capacity for the next 30 years.

04

Renovation Strategy

If the property needs work, what actually makes sense to do. Cost estimates for upgrades, phasing recommendations, coordination with French architects and contractors.

Who this serves

International buyers acquiring significant properties. Usually working with buyers needing site and building assessment before they commit.

You've identified a property. You want to know what it will actually cost to own and operate, not just what the mandatory diagnostics say.

Relocation services and estate managers

Your clients need independent assessment before acquisition. I provide evaluation of building condition, site conditions, and long-term operating costs. Bilingual delivery, coordination with contractors and architects where needed.

Buyers acquiring properties requiring renovation

Properties at this price point typically need €50,000-150,000 in systems upgrades or structural work. Assessment identifies what's essential, what's optional, and what the actual costs are.

Sustainability-focused buyers

You care about thermal performance, water systems, passive strategies, and how the building responds to its climate. Not virtue signaling, actual performance over decades.

What you receive

Comprehensive assessment report documenting building condition, site conditions, climate vulnerabilities, and renovation strategy if needed.

Cost estimates for any necessary work, phased by priority.

Sustainability roadmap showing energy performance improvements and passive strategies that make sense for this specific property and site.

Climate risk evaluation covering wildfire exposure, flood vulnerability, water availability, and heat stress.

Follow-up consultation to review findings and discuss next steps.

For properties requiring work, I can coordinate project brief, permitting and contractor selection through partnerships with registered local architects. Full client rep and construction management available for selected projects.

Process

Initial conversation. You share property details, timeline, specific concerns. We determine if assessment makes sense and agree on scope.

Site visit. Full evaluation of building, land, and site conditions. Usually half a day on-site. Online feasable where appropriate.

Assessment delivered. Comprehensive report within 5-10 days of site visit.

Review call. We discuss findings, answer questions, outline next steps if you proceed with acquisition.

Optional We also offer one-off Site Decision Audit for buyers in doubt who need punctual independent advice.

Fee structure: €3,000-10,000 depending on property size and complexity. For properties requiring significant construction management analysis, price might differ.
